Why Wesley Chapel duct systems get dirtier than the national average
Every time your AC runs, it pulls air through returns, across a damp evaporator coil, and back through supply runs that have been sweating condensation for years. In Wesley Chapel and Tampa Bay's high-humidity climate, that combination of cellulose dust, pet dander, pollen, and moisture creates ideal conditions for biofilm — the slick mold and bacterial layer that coats the inside of HVAC ductwork.
A NADCA (National Air Duct Cleaners Association) field study found Florida residential duct systems carry 3–5× more biological contamination than the national average. If you've never had your ducts cleaned, or haven't in 5+ years, odds are strong you're circulating visibly dirty air through every room, every day.
Our 7-step air duct cleaning process
- Pre-inspection with camera. We send a video camera through key supply and return runs and show you what you're starting with.
- HEPA negative-air containment. A truck-mounted or portable HEPA vacuum puts the entire duct system under negative pressure, so everything we loosen gets captured — nothing blown back into the home.
- Agitation. Rotating brushes and compressed-air whips scrub every reachable foot of duct — supply trunks, branches, returns, boots, and the air handler cabinet.
- Register and grille cleaning. Every supply register and return grille pulled, washed, and re-installed.
- Blower compartment & coil rinse. The blower wheel, motor housing, and the supply side of the evaporator coil are cleaned — usually the single dirtiest point in a Florida system.
- EPA-registered antimicrobial fog. Applied to all interior duct surfaces to kill remaining mold spores and bacteria.
- Post-inspection + photo report. Same camera, same runs. You see the before-and-after.
Signs your Wesley Chapel home needs duct cleaning now
- Visible dust discharge from supply registers within hours of cleaning floors
- Musty or stale odor when the AC first kicks on
- Worsening allergies, asthma, or sinus issues indoors but not outdoors
- Recent renovation, construction, or drywall work
- Evidence of rodent activity (droppings, chewed insulation)
- Water damage event or HVAC flooding
- Pet dander buildup visible in return grilles
- Air handler older than 10 years and never cleaned
When duct cleaning is not the answer
We'll tell you if duct cleaning isn't the right call — it's not a cure-all. If your main complaint is humidity problems, uneven room temperatures, or constant high bills, the fix is usually a proper system tune-up, a duct sealing pass (not cleaning), or in some cases a right-sized system replacement. We come in, assess, and give you the honest recommendation.
What about filter changes?
Ducts stay cleaner longer when you run the right filter and change it on schedule. For Tampa homes we generally recommend a MERV 8–11 pleated filter changed every 60–90 days — MERV 13 only if your system is designed for the extra static pressure. High-MERV filters in undersized return systems are one of the most common causes of coil freezing and blower failure we see.
